How You Can Take Advantage Of The Hot Spring Market

Right now we are experiencing a seller's market. It is a sizzling, hot market in Northwest Indiana area. 

But, what does that mean exactly? How do we know this?

We know this as homes are flying off the market in record time. Currently, there is an extreme abundance of buyers, and not enough homes on the market to satisfy. Buyers are looking day and night for the one to come on the market, when it does, they're usually not the only ones! Our area needs new listings.  So, if you have been tossing around the idea in your head about selling your home, it's the perfect time. Houses are seeing remarkably fewer days on the market, and at the same time in this type of seller's market, you could possibly receive MULTIPLE offers, thus driving UP the sales price. 

We are talking good ol' supply and demand. Supply is low, demand is high and you, as a seller, can cash in on the upper hand. 

Even a coined "unique" home can thrive in today's market. 

Here's three ways to get ready to list your home:

1- Contact a local agent- together with their experience and knowledge about the market, they'll customize a game plan that works for you. At that time, they will provide you with a market analysis and any tips about how to create curb appeal and educate you on the selling process. This is how you know you have the right agent, they are working for you and walking you through it step by step prior to listing! This is to try to eliminate any unknowns, although certain surprises can't always be foreseen. 

2- Prepare Your Home For Sale- Declutter, Depersonalize!! This doesn't necessarily mean full staging, but it could. It helps if colors are neutral and the home looks "move-in ready". Buyers like to visualize themselves in the home as they're walking through. Your agent can help you further with recommendations. 

3- Set the price LOWER- Yes, I know this sounds crazy, but in the type of market we are currently experiencing, if your house is ready to go, this will attract the buyers and potential multiple offers. WARNING: A dangerous territory to enter is overpricing; your REALTOR should explain this further. 


One last thing about the seller's market, it won't last long.
